How to do an analysis

It is also very important to choose the design time. In the May-October season, landscapers have a lot of work, so the project timeline increases significantly. The most optimal period is November-March. In a calm atmosphere, slowly, thinking, we are doing a project.

But whether you plan on your own or invite specialists, the very first step towards a future plan is as follows: we draw the shape of the plots on a graph paper sheet and schematically mark the surroundings: “forest”, “neighbors”, “road”, etc.

First of all, we must find out the boundaries of the site and see it on a piece of paper - preferably on graph paper with a real scale. So that you can draw everything with the help of a pencil and a ruler, turn on your imagination.

We can begin further work on the plan when we know our possessions like the back of our hand. Having made an analysis, we will be able not to make offensive mistakes and provide for the location of objects on the site in the most suitable places for them.

It is usually recommended to closely study satellite imagery and spend several days in a row on a new site in order to understand where the sun rises and sets, where the wind usually blows from, how the neighbors' house is located, whether the place that you have chosen as a recreation area is located directly under their windows, does the shadow of neighboring outbuildings fall on your future garden, etc.

Also, for a full analysis, you will have to:

1. Determine the relief.

You will need information about the direction and size of the slope, and in most cases you can do without high technology and referrals to specialists. At the prompt of the members of the forum, together with my husband, they stupidly measured everything with a tape measure. As for the height differences - and it was immediately clear to me where the top is, where the bottom is. The slope was gentle. Measured by eye with a laser pointer, drew a line on the plan.

These lines on the plan will give us an idea of ​​where the streams of melt and storm water will go, where the soil will warm up best, where it is better to place buildings and where to set up beds.

A cozy southern slope is a real gift for an amateur gardener, it is the southern slope that is the best place for growing most fruit and ornamental crops. The northern slopes warm up the worst, usually such a land plot is terraced, with terraces sloping from west to east. If there is a need for drainage, open side ditches are made along the terraces, where water can be directed.

It is better to place the house in the upper part of the slope and so that the shadow from it does not fall on the future garden or vegetable garden.

The optimal slope is 0.04% (at least 4 cm per 10 meters).

Therefore, on a flat land plot, an artificial relief is most often created with a southern, eastern or western slope. 2. Determine the level of groundwater.

If the distance from the soil surface to the water level is less than a meter, you will need drainage measures. 3. Determine the composition of the soil.

4. If you already have trees and shrubs, indicate in the plan which ones you will leave.

Large trees in the north side do not cast a shadow on cultivated plants and protect plantings from the wind. It is not recommended to remove them.

5. Learn how your property is illuminated by the sun- this will help you to correctly arrange the buildings, choose the plants and design the greenhouse.

Distances and dimensions: what to build on the site

One of the most common planning mistakes is having too much floor space. When starting to build a house, find out from the table what area it should occupy on a private plot (other objects and zones).

According to the current SNiP 30-02-97, the distance between the main buildings on your site (as well as yours and neighboring ones) and their location should be as follows:

Distance between houses in a straight line:

  • between brick houses- 6 meters;
  • between houses with a metal frame and wooden rafters - 8 meters;
  • between wooden houses- 15 meters;
  • your house must be at least three meters away from the border of neighbors;
  • from the "red line" - at least 5 meters;
  • from trees not subject to demolition - at least 2.5 meters;
  • from power lines - from 10 m (for a 20 kV line) to 40 m (for a 750 kV line).

Distance from home to outbuildings(they are advisory in nature and allow minor errors, which are still better to avoid and plan everything well so as not to complicate the possible sale of the building in the future).

Calculated in a straight line from the outer wall of the house:

  • before outdoor toilet-12-15 meters;
  • to the bath or shower - 8 meters;
  • to the chicken coop, rabbitry and other premises for keeping pets -12-15 meters;
  • to the compost pit - 8 meters or more;
  • the minimum distance from the house to any of the other outbuildings is 4 meters.

Distance between objects:

  • it is forbidden to dig a well next to the fence;
  • the recommended distance from the well to the compost pit and toilet is 20 meters; SNIPs do not regulate, but for your safety it is better to adhere to the same standards for an artesian well.

Distance to neighbors:

  • barn with animals - 4 meters;
  • bath, shower, toilet - 2.5-3.5 meters;
  • garage, storage room with inventory - at least 1 meter.

The optimal distance from your buildings to the neighboring plot is 3 meters. If you plan everything taking into account these distances, you will not shade the neighboring land, your neighbors will not get wastewater, there will be fewer conflicts.

Placement of objects on the site: bushes and trees

The distance from the fence to landings on a private plot is also regulated:

  • bushes - 1 m from the fence;
  • medium-sized trees - 2 meters;
  • tall trees - 4 meters.

How to properly arrange objects on the site

The house is the most important object on the site, and the first thing we choose a place for it. In addition to observing all the distances provided for by SNiPs, it is necessary to choose a place with a sufficiently low GWL (it can be different within the site) in order to protect the foundation from flooding.

The correct location of buildings on the site.

Another rule that will allow you to choose a good place for a house is called the “rule of edges”: the smaller the plot, the closer the house should be to its border. Small area - we put the house as close to one of the side borders as SNiPs allow, and effectively use the rest of the area.

We must try to locate the house along the borders. The reason for this placement of buildings on the site is uncertainty. What if you want to settle down or put a greenhouse next to it, or, finally, the equipment to drive through during construction.

Do not forget about the compass: if we put the house on the northwestern edge, the sun will illuminate the garden and vegetable garden for most of the day. If in the northeast - the site will get afternoon sunlight. From the point of view of orientation to the cardinal points, these are the most successful options; in other cases, a shadow from the house will fall on the landings.

How to arrange buildings on the site

  • the garage is usually placed either as an outhouse, under the same roof as the house, or, as far as regulatory documents allow, close to the border that is located next to the road;
  • a barbecue area, a summer kitchen with an open dining terrace and other food-related buildings are made in the most secluded summer cottages;
  • all farm buildings are placed as far as possible from the house and, if possible, not in the line of sight;
  • it is better to build a bathhouse and a pool closer to the border, but so that neighbors and passers-by from the street do not bother.

Where to begin?

Before starting work, you need to make a plan. Reflect your site on it, sketch its shape, display all the buildings and be sure to take into account the terrain, streams can flow in such areas.

Consider also the location of your territory, whether your house is located in a lowland or on a hill. If the cottage is built under a mountain and streams enter the site, then its arrangement will take a lot of time and effort.

The layout of the territory implies dividing it into zones, this is a residential area, a recreation area, a garden and outbuildings. For each building, you need to allocate a specific place and set the area.

The residential area, that is, your house, should take up about 25% of the space of the entire territory, the toilet, bathhouse and barn should fit in 15-17% of the area.

The largest place on the site, as always, is reserved for the garden, which means that you can plant and grow berries, fruit trees, your favorite flowers, build an artificial reservoir, build a gazebo, in general, make the territory beautiful and ennobled.

The first thing that is built on the site is, of course, a house. Everyone builds it in a different place, someone in the center, someone likes the house to occupy the first line, right after the gate.

A gazebo or terrace is built close to the house, closer to the garden, so that during the rest you can enjoy the fresh air and the aroma of trees. The playground is also placed closer to the gazebo, it can be at its level or behind it.

The toilet, bathhouse and shed should take place closer to the fence. In this case, they will remain invisible on the site and will not take up space.

There is no single type of landscaping for a summer cottage, since everyone has different territories both in size and shape. The standard lot type is a square or rectangle.

Layout of the site depending on the size

Depending on how many acres the suburban area occupies, the location of the buildings should be designed.

If the plot is not more than 6 acres, then with proper zoning of the territory, you can build everything you need. A house on such a site will turn out no more than 20-25 square meters. m., parking - about 7 sq. m., garden - no more than 100 sq. m.

If your plot is large, from 12 to 15 acres, then this has a serious project on which you will have to work properly.

According to the standard plan, everything will be possible to build here, and even large objects, for example, the house here will be just huge, with a summer terrace and a spacious parking lot.

When developing a development plan for your site on your own, consider all the nuances regarding the construction and placement of summer cottages. Use a clear work plan and follow the advice of experienced craftsmen.

When considering the construction of residential or commercial buildings in IZHS and garden partnerships, you need to familiarize yourself with the requirements of regulatory documentation: construction, environmental, sanitary and fire safety, regulating the location of objects capital construction relative to each other, neighbors, water sources, and so on.

After obtaining the right to use the land and the right to build, planning of the structure of the site begins. The construction of housing and utility buildings is carried out for long-term operation and must ensure:

  • legalization of the building;
  • safety of residence;
  • convenience of living;
  • safety and comfort of neighbors;
  • unhindered movement of people and vehicles in public places;
  • no negative impact on water sources, flora and fauna of the area.

Therefore, the layout of the site and the relative position of its elements must be thought out in advance and comply with the rules and regulations.

Building codes governing the location of buildings

With private development, you need to remember the "red line" (clause 11, article 1 Urban Planning Code RF) - the border between your site and common areas, as well as other people's private land ownership. When installing a fence, the boundary with the street must be observed literally. If the fence is located almost on the red line, then the gate and the gate can only open inward. The sashes should not cross this conditional line, creating possible inconvenience to passers-by, cyclists, drivers.

The main regulatory document that defines minimum distances to various economic and natural objects, are mandatory (not recommendatory) for the execution of SNiP 30-02-97. According to them, the distances to the red line in accordance with clause 6.6 should not be less than:

  • a residential building - 5 m from the street and 3 m from the driveway (the street has a name, the driveway does not);
  • outbuildings - 5 m from the street and from the passage.

The fence is the boundary of your site, but this does not mean that you can place buildings and plantings in the interior space without restrictions. The crowns of trees should not block sidewalks and unnecessarily hang over neighboring area, sounds and smells of residential and utility buildings should not interfere with passers-by and neighbors. The distances to the fence between the plots can be changed by agreement with the neighbors, certified by a notary.

The minimum normalized distances from the boundary between sections to objects (clause 6.7):

  • residential building - 3.0 m;
  • poultry house, barn, pigsty, etc. - 4.0 m;
  • greenhouse with fertilizing with organic fertilizers - 4.0 m;
  • garage, shed - 1.0 m (but the flow of water from the roof, according to clause 7.5, cannot be organized to a neighboring site - the roof slope is oriented to its site);
  • bath, sauna, shower, toilet - 2.5 m (more details in the "Sanitary requirements" section);
  • tall trees - 4.0 m;
  • medium-sized trees - 2.0 m;
  • bushes - 1.0 m.

Distances from buildings are measured from the plinth or wall, if there are no decorative elements that protrude further than 500 mm. The distance between green spaces and the fence is measured to the conditional center of the trunk. The abundantly overgrown crown of a tree, with proper planting, cannot be a reason for a claim from neighbors.

When planning a site, keep in mind that, according to clause 6.13, the joint area of ​​\u200b\u200bstructures (house, outbuildings, gazebo, garage), sites and paths cannot occupy more than 30% of the entire site. The rest of the space is a green zone, it is impossible to pave the entire yard.

Attention! A permanent fence can be installed only after making the boundaries of your site in cadastral plan. For the period of legalization, the role of a fence can be played by a chain-link mesh stretched over poles. The height of the permanent fence should not exceed 1.5 m, so as not to obscure the neighbors' plot.

Note:

Sanitary requirements for site planning

Sanitary standards when planning the site should be given Special attention because they are aimed at maintaining the health of people. SNiP 30-02-97 gives the minimum distances that must be maintained between buildings for sanitary reasons (clause 6.8).

  • house and cellar - more than 12.0 m from the toilet, poultry house, housing for small livestock;
  • house and cellar - more than 8.0 m from the shower, sauna, bath;
  • well - more than 8.0 m from the toilet, compost heap, septic tank.

When planning construction, make sure that these distances are observed in relation to buildings on adjacent sites.

If a room for birds, goats, piglets has a common wall with a residential building, the entrance to it must be isolated, at a distance of at least 7.0 m from the front door to the house (clause 6.9). To an adjacent section, the distance from such a block should be:

  • from the house - not less than 3.0 m;
  • from the premises with animals - not less than 4.0 m.

With garages adjacent to the house, the distance to the inter-estate boundary is (clause 6.9):

  • from home - more than 3.0 m;
  • from the garage - more than 1.0 m.

Fire rules for placing objects on the site

The rules for the conservation of water resources, if they are located near your site, are regulated by the Water Code of the Russian Federation. This applies primarily to the rules for the construction of water supply and sanitation. In addition, restrictions apply to the use of the coastline for animal walking, recreation, heaping of land dumps, compost facilities, and plowing. Limited options for using fertilizers on your site. It is impossible to enclose even a small area for the beach or walkways for boats / fishing - the entire coastline up to 20.0 m wide is the property of the state.

What threatens the failure to comply with the rules of the location of buildings

It is better to build initially, taking into account all the norms, so you will not get problems with the authorities, neighbors, or, more seriously, with the health or safety of property. If you bought a plot on which the buildings do not meet the requirements, then you need to act in all directions. As regards sanitary standards, they need to be corrected; as for relations with neighbors, all disputes must be settled by fixing the agreement reached in writing and having it certified by a notary. In many cases, good relations with neighbors are the key to trouble-free construction and legalization.

If the buildings on the site were erected during the action of softer normative documents, then consideration of the issue is carried out on the basis of their requirements.

Penalties for non-compliance with the rules for the location of buildings are determined by the Code of administrative offenses. These are different amounts of fines, and, in addition, there will be a refusal to put into operation until the inconsistencies are eliminated.

If you want to make an extension to the house - it will have to be legalized in the district authorities. Unauthorized development, according to the Civil Code of the Russian Federation (Article 222), should be demolished in most cases (except for those specifically stipulated).

When purchasing a plot for the construction of a residential building (or cottage), the new owner, in anticipation, begins to plan what and where to build. Unfortunately, plans are not always feasible. Many of them may not meet the requirements and rules established by law.

The next step is to study the regulatory documents that regulate the location of the house on the site. There are sanitary, fire, urban planning standards. All of them must be taken into account.

It is necessary to take into account all buildings, neighboring buildings, even the location of trees. To do this, you must order the given locality. Documents of this kind are issued by the geodetic service.

Room insolation

The location of the house on the site on the cardinal points must correspond to the standard duration of insolation. Insolation refers to the amount of sunlight entering a room. There are clear requirements for its duration. But they only apply to living quarters. Premises for other purposes (kitchens, corridors, verandas, and so on) are not taken into account.

Residential buildings should be located on the cardinal points in such a way that the continuous insolation period is as follows:

  • More than two and a half hours a day from the north side from April 22 to August 22.
  • More than two hours in the central zone from March 22 to September 22.
  • More than 1.5 hours from the south side from February 22 to October 22.

These values ​​indicate the time during which the sun should enter the room. Moreover, these requirements are not applied to one room. The number of rooms depends on the size of the house:

  • In a one-room apartment - one living room.
  • In the "dvushka" or "treshka" - in any of the living rooms.
  • In houses where the number of rooms is more than three - in two living rooms.

In some situations, the duration of insolation can be reduced by half an hour. This applies to houses located in the northern and central zones. And only in the following cases:

  • The houses are built in the central or historical part of the settlement.
  • If the sun penetrates more than two rooms in two-room and three-room houses.
  • If insolation is provided in more than three rooms of a multi-room building.

Cardinal directions when designing a house

The location of the house on the site should be planned taking into account the cardinal points. This will help to meet the requirements of insolation of the premises, save on heating and lighting at home.

The least amount of light falls on the walls located on the north side. Most of the light in the rooms located on the south side. With this in mind, living rooms are recommended to be located on the east and west sides.

Along with finding the sun and its penetration into the house, it is necessary to take into account the wind rose. They are taken into account for each region of the country separately. If we talk about the central part of Russia, then the northern, northwestern and western sides turn out to be less favorable. These are those parts of the world, the winds from which prevail. Such wind currents have a higher speed, lower temperature, that is, they are stronger and colder than others.

Therefore, most often the walls on the northern and western sides are deaf or with a small number of windows. On the north side, it is recommended to place utility rooms, storage rooms, a garage. This arrangement of premises protects living rooms.

The best way to stay at home

The layout of the house on the site cannot be ideal. You can not take into account all the nuances at the same time. But you can try to do it. For this, the following points must be taken into account:

  • Site plan and relief.
  • The location of the entrance to the site from the road.
  • Neighboring plots and buildings on them.
  • The size of the planned house and its shape.
  • Personal wishes of the owners.

Properly chosen location of the house and the bath on the site will help to better relax with the family. If it is necessary to bring communications to the bathhouse, it is located closer to the house. Places of rest (for example, barbecue) are arranged away from home, in the most secluded and beautiful place, away from strangers.

The place for growing plants should be the brightest and most wind-protected corner.

The location of the house on the site on the cardinal points must comply with the most important rule: the shadow from the house should not always be on the site. If this rule is ignored, neither the owners of the house nor the plants planted around will be able to enjoy the heat of the sun.

Historical location of housing

Previously, when there were no regulatory documents yet, the location of the house on the site was chosen taking into account the laws of nature. Particularly the sun.

The building itself was traditionally built on the northwestern side of the site, preferably on a hill.

The porch was made from the southeast side of the house. The children's room was located in the same direction. They seemed to meet the rising sun in the morning.

The windows of the kitchen traditionally overlook the courtyard. And this means - in the north or northwest direction. But the western wall was left blank.
