The project declaration of the New Residential Complex was published on 01.03. 2016 when famous company Morton was still quite lively, although she did not have to be so for long. But that was not the case, in June 2017 the project underwent significant changes that were unlikely to please the buyers of apartments in the first two buildings - now a total of 14 buildings will be built here, united under a new name. Moreover, the former name of the residential complex disappeared from the list of PIK objects posted on the Company's website and the image of the new master plan began to be duplicated on the page of "Peter" and.


MARKETING AS IT IS

An interesting story came out - the Residential Complex called "Peter 1" essentially does not exist, but it is still under construction. However, no matter what anyone says, the buyer "votes with a ruble" - the dynamics of apartment sales testifies to the persistent interest of the audience in this project, even despite its complete reformatting. Optionally, you can buy a parking space under buildings 5-7, 8-10. Their cost is 1.1-1.2 million rubles. Some people think that it is more convenient for them to spend time every time they look for a parking space, others prefer to pay once and forget about the problem.

Storerooms in five buildings are also available for purchase. Their prices vary considerably: from 270 to 570 thousand rubles. In each case, the issue of the need for a pantry is solved individually: someone has enough loggia to store a bicycle, but someone’s studio does not have a balcony or it is tiny. Of course, the buyer's decision is also influenced by the size of his budget.

The residential complex "Peter 1", the construction of which was carried out by the PIK company, is located at the intersection of the Entuziastov highway and the passage of the Serp i Molot plant. You also need to know that Morton Group of Companies will charge you 2.5% of the price of the apartment for processing the transaction. No matter how much I tried to clarify what exactly the company takes such money for, the manager simply repeated: “We will register the ownership of the apartment in the future and take care of the entire transaction procedure, you don’t have to think about anything.” The cheapest apartment in the residential complex "Peter I" costs 3.6 million rubles, we take a calculator in our hands and consider: 2.5% is 90 thousand rubles. For comparison: on average, developers today charge 15-20 thousand rubles for registering a kindergarten and registering property rights.

No discounts are provided when buying an apartment entirely and immediately (100% payment). Mortgages are provided by only one bank, Vozrozhdenie, and the rate is not at all the same as that offered by banks in projects on DDU with preferential mortgages, here it is 13.5%. Minimum down payment - 15% of the cost of housing, maximum term for which you can get a loan, 30 years. By the way, the manager told us in the office: “If anyone doesn’t know, the Vozrozhdenie bank belongs to the Government of Moscow, so soon other banks will follow it.”

There is an installment plan, but it is also unprofitable. If you immediately pay 50% of the price of the apartment, then you will have to pay the remaining amount within 18 months, 1% will be charged monthly on the balance. If you pay 30% of the apartment price, then you can take an installment plan for up to 2 years, but 1.5% will be charged monthly on the balance.

Accepted and maternal capital, if the second child is over 3 years old, but not completely, it all depends on the price of the apartment you have chosen and is calculated individually. By the way, the manager warned that when sales are transferred to DDU, shareholders who wish to become equity holders (that is, renew the contract) will have to pay 15 thousand rubles for registering the agreement.

There are a lot of pharmacies near the Aviamotornaya metro station, you can find several opticians and private medical centers.

The nearest university to the residential complex "Peter I" is the Moscow Energy Institute, and I also found a college of entrepreneurship and law and a construction college nearby. Having talked with a local resident during a visit to the future construction site, I found out that since the beginning of the academic year, students really like to sit in the yards and drink beer, so it’s probably even better that the yard space in the residential complex “Peter I” will be closed .

It is very large and, judging by the signs on the facade, all major brands are represented there, there are game rooms and other entertainment. Ecology

The good transport accessibility of the Lefortovo district turns out to be not very good for its residents. The Enthusiasts Highway is a very large highway with high traffic, the air next to it is heavily polluted. Less, but also quite intense traffic on Krasnokazarmennaya Street, where the residential complex "Peter I" will appear: trams and trolleybuses run there. So in general, the residents of the residential complex "Peter I" will have a place to go in for sports or take a walk with a stroller, but all these parks and squares will have to walk from 10 to 30 minutes.

The largest industrial zone, which is located next to the Peter I residential complex, is the already mentioned Hammer and Sickle plant. Soon a large-scale construction project for 7-8 years will be launched there. The company "Donstroy" will build on this territory LCD "Symbol" with all the necessary infrastructure. This point must be taken into account by potential buyers of apartments in the residential complex "Peter I", because projects will appear literally side by side.

Of course, when all Lefortovo industrial zones are built up with new housing and landscaped, living here will be much more comfortable than it is now. However, all this takes time, and the TTK and the Highway of Enthusiasts with their active traffic will not go anywhere.

The project is still too “young” to unequivocally characterize it, because there is not even a foundation pit yet, but something can already be identified now. I will list the pros: reliable big company, which does not have deceived equity holders and shareholders, very attractive prices in an area with developed infrastructure, proximity to the metro and the center of Moscow, monolithic construction technology, closed yards, a good number of parking spaces in the project. That, perhaps, is all.

Now let's look at the cons. Poor ecology, air pollution and a small number of green areas in the location, traffic jams on the roads of the area, lack of discounts, mortgages from just one bank, expensive installments, and most importantly, a housing cooperative agreement with an unclear prospect of DDU, lack of permits from the developer with the available "dummy" on the site. If some of the disadvantages disappear with the development of the project, then, of course, the attractiveness of the new building will increase.

However, now, despite the tempting prices, today I would not buy an apartment in the residential complex "Peter I" for my own living, and I would seriously consider whether to buy housing in investment purposes. Of course, the area will change, sooner or later the industrial zones will be built up, and in 10 years it will not be as depressing here as it is today.

A good option is to buy a studio or "odnushka" if your child plans to study at a university in the neighborhood or to rent to other students. But now, with the prospect of getting the construction of the residential complex "Symbol" at hand, which will stretch for at least 7 years, I would not become the owner of an apartment in the residential complex "Peter I" under a housing cooperative agreement for my own residence. By the sum of the factors, the new building receives "7" points.
